Waterproofing is the one trade where cutting cost never pays It is hidden work. Once tiles, screed or paving go over a membrane, nobody can see whether it was done well, done cheaply, or barely done at all. The result is identical on handover day.

The difference appears eighteen months later, and by then the cost of correction is not the cost of the membrane. It is the cost of removing everything above it - tiling, screed, paving, sometimes joinery and ceilings below - plus repairing the damage the water caused on its way through. A waterproofing job that saved a few thousand dirhams routinely costs ten times that to put right.

Three things cause most failures we are called to investigate.

Detailing, not the flat areas. Membranes rarely fail in the middle of a roof. They fail at upstands, drain outlets, pipe penetrations, door thresholds and junctions between materials. That is where water finds a path, and it is where careful work matters.

Movement. The daily temperature swing on an exposed UAE roof is substantial, and the structure expands and contracts accordingly. A rigid coating without adequate flexibility cracks. Systems here need genuine elasticity, and the product data should demonstrate it.

Falls and drainage. A membrane is a barrier, not a substitute for drainage. Standing water on a terrace will eventually find any weakness, and blocked or badly positioned outlets guarantee standing water. We check falls and outlets as part of every survey.

The other reality worth stating plainly: rainfall here is infrequent but intense. Systems that cope with light, regular rain elsewhere face a very different test when a year's rain arrives across a few days - which, increasingly, is what happens.

A leak into the space below a terrace or roof

The most common call. The entry point is usually not above the visible damage - water travels along the slab and structure. We trace it before recommending anything. A bathroom leaking into the room below or next door. Almost always an absent or failed membrane beneath the tiling. Tiles and grout are not waterproof; the membrane below them is. This means removing the tiling to fix properly - there is no shortcut, and anyone offering a surface-applied miracle solution is selling you time, not a repair.

Roof coatings that have cracked or blistered

Insufficient flexibility for the thermal movement, or applied over a damp or poorly prepared substrate. Both mean redoing it properly rather than coating over it.

Water at the base of external walls

Paving falling towards the building, blocked drainage, or failed damp- proofing. Fixing the falls is usually as important as the waterproofing.

Damp in a basement or lift pit

Below-ground water ingress, which needs a different approach from above- ground work - often negative-side systems or cavity drainage where external excavation is impractical. Water tanks losing water or contaminating supply. Failed internal lining. Cleaning, repair and re-lining with a potable-safe system.

Pools losing water

Structural cracking, failed waterproofing, or plumbing leaks. Investigation first - the cause determines the repair.

Before a renovation or repaving

The right moment to waterproof properly, while everything is already open. Far cheaper than after.

    Thermal imaging, water testing and inspection to find where water actually enters. We do not seal on assumption.

    Assess the substrate

    Cracks, spalling, damp content and falls. Waterproofing over an unsound or damp substrate fails.

    Specify the system

    Matched to exposure, movement, traffic and what goes on top. We name the product and explain why.

  4. 04

    Prepare

    Cleaning, crack repair, priming, forming fillets at upstands. The preparation is most of the work.

  5. 05

    Apply

    Correct thickness, correct number of coats, correct overlaps, and meticulous detailing at every penetration, upstand and junction.

  6. 06

    Test

    Flood test where the area allows, before anything is laid over it. This is the step most contractors skip and the only way to know it works.

    Document and warrant

    Photographs of the completed membrane before covering, plus a written warranty.

How long does waterproofing last?

Poor preparation and thin application are what shorten it, not the passage of time.

Can you waterproof a bathroom without removing the tiles?

Not properly. The membrane belongs beneath the tiling. Surface treatments applied over existing tiles are temporary at best. Anyone promising a permanent fix without removing tiles is offering you a delay, not a repair.

How do I find where a roof leak is coming from?

Rarely by looking at the ceiling stain - water travels before it emerges. We use thermal imaging and controlled water testing to isolate the source, then repair the actual entry point.

Why did my roof coating crack?

Usually insufficient flexibility for the thermal movement an exposed UAE roof experiences, or application over a damp or poorly prepared substrate. Both require redoing rather than recoating.

Do you flood test?

Yes, wherever the area allows it, before anything is laid over the membrane. It is the only reliable verification, and it is why our warranty means something.

Can you waterproof a basement from the inside?

Yes. Where external excavation is impractical, negative-side systems and cavity drainage are effective. The approach depends on water pressure and construction type, which we assess at survey.

Is waterproofing needed under interlock and paving?

Where the paving sits over occupied space - a terrace above a room, a podium deck - absolutely. On ground- bearing paving, falls and drainage matter more than a membrane.

What warranty do you give?

Because we also carry out the work above the membrane, there is no dispute about whose work caused a failure.
