Electrical faults in the UAE are rarely just electrical faults Heat is the variable most electrical work in this region gets wrong. A distribution board sitting in an unventilated riser in August behaves nothing like the same board in a temperate climate. Conductors run hotter, terminations expand and contract through a wide daily cycle, and connections that were adequately torqued on installation work loose over a few seasons.
That loosening is where most serious faults begin. A slightly loose termination develops resistance; resistance generates heat; heat accelerates the loosening. The fault escalates quietly for months before anything visible happens, and by then the symptom is a burning smell, discoloured insulation, or a breaker that has been nuisance-tripping for weeks while somebody kept resetting it.
We approach electrical work accordingly - diagnosis before replacement, thermal inspection on anything that matters, and terminations torqued to specification rather than to feel.

What we get called for most
A breaker that keeps tripping
A breaker trips because something is wrong - it is a symptom, not a fault. Repeatedly resetting one is how a small problem becomes a fire. The cause is usually a genuine overload from added equipment, a deteriorated appliance leaking to earth, moisture in an outdoor circuit, or a failing breaker. We identify which before touching anything.
A burning smell, or warm switch plates
Stop using the circuit and call immediately. This is almost always a loose or corroded termination generating heat under load, and it is the single most common precursor to an electrical fire in UAE properties.
Flickering or dimming lights
Usually a loose neutral, a failing driver, or voltage drop on an overloaded circuit. If lights dim when the AC starts, the circuit is under-rated for the load - a very common finding in older villas with retrofitted air conditioning.
Dead sockets or a partly dead property
Typically a tripped RCD not fully reset, a failed breaker, or a broken ring. In older Sharjah and Deira buildings it can also indicate deteriorated original wiring.
Adding load the property was never designed for
Kitchen upgrades, extra AC units, workshop equipment, EV chargers. The question is not whether the socket fits - it is whether the incoming supply, DB and cabling can carry it safely. We survey and calculate first.
Preparing for a fit-out or renovation
Existing infrastructure frequently cannot support new layouts. Getting the DB and distribution right at the start avoids expensive rework once ceilings are closed.
Outdoor and pool circuits failing
Moisture, sand and UV degrade external installations fast here. Poolside and garden circuits need correct IP-rated enclosures and RCD protection - an area where we find a great deal of unsafe historic work.

Frequently asked
Are your electricians licensed?
Yes. Spanex holds a DET technical services licence covering electrical works, with Dubai Municipality approval and full insurance. Certificates are provided before work starts and submitted to building management on request.
Do I need DEWA approval for electrical work?
Not for routine repair and replacement. You do for changes to the incoming supply, load increases beyond your sanctioned capacity, new connections and certain permanent installations. We advise at survey and handle the submission where required.
My breaker trips only sometimes. Is it urgent?
Intermittent tripping usually means an intermittent fault - moisture, a deteriorating appliance, or a marginal overload. It rarely improves and often worsens. Get it diagnosed before it becomes a failure.
Can you rewire an occupied villa?
Yes. We work in phases so the property stays habitable, isolating one area at a time and restoring power each evening where possible. It takes longer than an empty-property rewire, and we schedule accordingly.
How long does a rewire take?

Do you install EV chargers?
Yes, including the load assessment to confirm your supply can carry it and any DEWA or community approvals required.
What warranty do you give?
Manufacturer warranty applies to supplied equipment.
Do you work at night or on weekends?
Yes. Retail, healthcare and industrial clients usually require out-of-hours isolation. No premium for AMC clients on scheduled works.
