A partition is a performance specification, not just a wall Gypsum partitions are fast, clean and reversible, which is why they are the default for office churn, retail reconfiguration and residential remodelling in Dubai. The risk is that they look identical whether built correctly or not.

Three specifications matter, and they are invisible once the wall is skimmed.

Fire rating. Where a partition forms a fire compartment - between tenancies, around escape routes, enclosing risers and plant - it must achieve a defined resistance period. That comes from a tested system: specific board type and thickness, specific layers, specific framing, and correctly sealed penetrations and head detail. Substituting standard board into a fire-rated system voids it, and the failure only becomes apparent at inspection or, far worse, in a fire.

Acoustic performance. A single-layer partition with no insulation transmits conversation clearly. For meeting rooms, consulting rooms, classrooms and bedrooms, that is a functional failure. Acoustic performance comes from mass, cavity insulation, isolation and - critically - sealing. A perfectly built acoustic wall with an unsealed gap at the head performs like an ordinary one.

Moisture resistance. Standard board in a bathroom, kitchen or any humid area will soften and fail. Moisture- resistant board costs marginally more and is the difference between a wall that lasts and one that needs replacing in two years.

Straightforward, provided the acoustic specification is right. A meeting room you can be overheard from is not a meeting room, and the difference in cost between a wall that works and one that doesn't is small.

Retail reconfiguration between tenants

Strip out, rebuild, reskim, repaint - usually against a tight handover date and often overnight.

Dividing a large room

Common in villas - creating a study, a dressing room, or splitting a bedroom. Fast, clean, and fully reversible later.

The essential question first: is it structural? We never assume. Where there is any doubt we get a structural assessment before touching it.

Fire compartmentation failing inspection

Usually unsealed service penetrations, an incorrect head detail, or standard board substituted into a rated system. All correctable, but they must be corrected properly. Sound transmission between spaces. Consulting rooms, classrooms, apartments, hotel rooms. Existing partitions can often be upgraded by overboarding and sealing rather than rebuilding.

Damaged partitions in high-traffic areas

Corridors, schools, back-of-house. Worth rebuilding in impact-resistant board rather than repairing standard board repeatedly.

Frequently asked

How long does a partition take to build?

Skim coats need proper drying time before painting - rushing this causes cracking later.

Can I hang a TV or shelves on a gypsum wall?

Yes, with the right fixings, and much more securely if noggins are installed inside the wall during construction. Tell us what will be mounted where and we build in the support. Retrofitting is possible but less clean.

How do I know if a wall is structural?

You often cannot tell by looking, and assuming is how buildings get damaged. We assess, and where there is any doubt we involve a structural consultant before anything is removed.

Will a gypsum partition block sound?

A standard single-layer partition will not. An acoustic build-up - insulation, additional mass, isolation and properly sealed perimeters - performs substantially better. Tell us what the room is for and we specify accordingly.

What is a fire-rated partition?

A tested system that resists fire for a defined period, achieved through specific board, layers, framing and sealed penetrations. Required between tenancies, around escape routes and enclosing risers. It is not a standard partition with different board.

Can gypsum be used in bathrooms?

Yes, using moisture-resistant board, with a waterproof membrane behind any tiling. Standard board in a wet area will fail.

Can you remove partitions and make good?

Yes - removal, disposal, and making good the floor, ceiling and adjacent walls so no trace remains.

Do you paint after building?

Yes. Our own painters, so the wall is handed over finished rather than requiring a second contractor.
