In this climate, air conditioning is not a comfort system For roughly five months a year, cooling in the UAE runs close to continuous at ambient temperatures your equipment's manufacturer likely tested as an extreme rather than a norm. Add coastal humidity, airborne sand and dust that no standard filter fully excludes, and building services degrade faster here than almost anywhere else.
This has a consequence most property owners discover too late: AC does not fail suddenly, it fails gradually and then visibly. Efficiency declines for months before anything stops working. A coil coated in dust cannot transfer heat properly, so the system runs longer to reach setpoint. You pay for that in DEWA charges long before you pay for the repair. By the time a unit stops cooling, it has usually been costing you money since spring. The second consequence is timing. Compressors fail in July and August, when they are working hardest and when every AC company in Dubai is at capacity. The same fault caught during a March service is a routine, scheduled, cheaper job.

What we get called for most
"My AC isn't cooling." The most common call we take, and the causes vary widely: a fouled coil, low refrigerant from a leak, a failed capacitor, a blocked filter, a failing compressor, or a thermostat reading incorrectly. Note that low refrigerant always means a leak - the system is sealed, so gas does not simply deplete. Anyone who tops it up without finding the leak has sold you a repair that will fail again within months
Water dripping from the indoor unit
Usually a blocked condensate drain. In the humidity here, indoor units produce a substantial volume of water, and drain lines block with dust and biological growth. Left alone this damages ceilings, gypsum and flooring - a small job that becomes an expensive one.
The unit runs constantly and never reaches setpoint
Reduced capacity from fouling or refrigerant loss, or the system is undersized for the space - common where rooms have been extended, glazing added, or use changed without reassessing cooling load.
Rising DEWA bills with no change in usage
Nearly always declining HVAC efficiency. It is measurable: we check current draw and temperature differential against expected performance.
Bad smells from the vents
Microbial growth in the drain pan, on the coil or inside ductwork - the warm, damp, dark conditions inside a UAE AC system suit it perfectly. This is an air quality issue, not just an odour, and it matters especially in schools, clinics and kitchens.
Noise
Rattling is usually loose panels or debris. Grinding suggests bearing failure. A loud hum at start-up often indicates a failing capacitor. Each has a different urgency.
Uneven cooling between rooms
Duct leakage, poor balancing, blocked branches or an incorrectly zoned system. We measure airflow at each outlet rather than guessing.
Pre-summer readiness
The most useful call anyone makes. A February or March service catches marginal components before they are stressed.

Frequently asked
How often should AC be serviced in Dubai?
Twice a year as a minimum - a major service before summer (February–March) and a check mid-season. Villas with ducted systems, properties near the coast or the desert, and anywhere with heavy dust exposure benefit from quarterly servicing. Commercial kitchens, clinics and schools usually need more frequent attention. This is more often than manufacturer schedules written for temperate climates suggest, and the difference in equipment life is significant.
How often does AC duct cleaning need doing?
Every 2–3 years for a typical residential property. Annually for clinics, schools, nurseries, commercial kitchens and any property where occupants have respiratory sensitivities. If you see dust discharge from vents, notice persistent odour, or have recently completed construction work, do it sooner.
My AC was serviced recently and still isn't cooling. Why?
A basic "service" is often just a filter clean. That does nothing for a fouled condenser coil, a refrigerant leak, a failing capacitor or a compressor losing capacity. Ask what was actually measured. If nobody recorded pressures or temperature differential, nothing was diagnosed.
Is my AC leaking gas?
If cooling has gradually declined, ice has formed on pipework, or the system needed a recharge before, then very likely. The system is sealed - refrigerant does not deplete through normal use. It escapes through a leak, and that leak must be found.
Should I repair or replace an old unit?
Broadly: under 8 years, repair usually makes sense. Over 12 years with a major component failure, replacement is generally better - modern units are substantially more efficient and the DEWA saving is real. Between those, it depends on condition and how the running costs compare. We give you the numbers rather than a recommendation you can't check.
Can you service AC in an occupied office or shop?
Yes, and we usually do it outside trading hours. Coil cleaning is disruptive and best done when the space is empty.
Do you handle chillers and VRF systems?
Yes. We maintain chilled-water plant, cooling towers, FAHUs, AHUs and VRF systems for commercial and industrial clients under planned maintenance programmes.
How quickly can you attend if my AC fails in summer?
For others we attend same-day wherever capacity allows - though in July and August, everyone in Dubai is stretched. This is precisely why a contract is worth having.
Do you supply and install new AC?
Yes, including load calculation to size the system correctly. Undersized systems run constantly and fail early; oversized systems short-cycle and dehumidify poorly. Both are common results of buying on price.
