In Dubai, renovations stall on paperwork more often than on building work The construction part of a renovation is predictable. The approvals are what catch people out.

Depending on the property and the scope, you may need a developer or master-community NOC, building management approval, Dubai Municipality submission, DEWA approval for supply modifications, Civil Defence sign-off where fire systems are affected, and - for structural changes - drawings from an approved consultant. Each has its own process, its own documentation, and its own queue. Submitting the wrong drawing set to the wrong authority costs weeks.

The second thing that derails renovations is sequencing. Renovation is not one job; it is eight trades in a specific order. Demolition, then MEP first fix, then blockwork and gypsum, then screeding and waterproofing, then tiling, then MEP second fix, then joinery, then painting, then cleaning. Get the order wrong and work gets undone. Split those trades across separate contractors and the gaps between them become your problem - and the disputes between them become your delay.

Usually 15–25 year old properties with original kitchens, bathrooms, flooring and MEP. The right scope depends on how long you intend to hold it - we will tell you honestly which elements are worth full replacement and which only need refreshing.

Kitchens and bathrooms

The two rooms that date a property fastest and add the most value. Both are multi- trade, both involve waterproofing that must be right, and both are where cutting corners shows within two years. Preparing a property for sale or lease. Targeted work with the best return, not a full renovation. Sometimes that is paint, flooring and a bathroom refresh rather than a gut. We are happy to advise against spending money that won't come back.

Layout changes

Opening a kitchen to a living area, reconfiguring bedrooms, adding an en-suite. Anything touching walls needs a structural assessment first - and in apartments, building management approval. Never assume an internal wall is non-structural.

Buying a property that needs work

We survey before you commit, so the renovation budget is known rather than estimated.

A renovation another contractor abandoned

More common than it should be. We survey, document what has been done, quantify what needs redoing, and quote to complete. The honest answer is sometimes that redoing is cheaper than correcting.

Water damage or defect rectification

Where the underlying cause must be fixed before any finish is applied. Renovating over an unresolved leak wastes the entire spend.

How much does it cost to renovate a villa in Dubai?

It depends almost entirely on specification - the same floor area can vary by a factor of three between a standard and a premium finish. A free survey and itemised quotation gives you a real number rather than a range.

Do I need approval to renovate?

Usually, yes. Cosmetic work - paint, flooring, replacing fittings like for like - generally does not. Anything involving walls, MEP modification, external appearance, or structure requires approval from some combination of your developer, community, building management, Dubai Municipality and DEWA. We identify exactly what is needed at survey and manage the submissions.

Can I live in the property during renovation?

For a single room or bathroom, usually yes. For a full villa renovation we generally advise against it - dust, noise, and periods without water or power make it unpleasant, and working around an occupied property extends the programme and the cost.

Do you provide design, or do I need an interior designer?

We provide design and 3D visualisation as part of the service. If you already have a designer we are happy to build to their drawings.

What if I want to change something mid-project?

Variations are normal. We price them in writing and you approve before we proceed. What we do not do is carry out changes and present the cost afterwards.

Do you handle structural changes?

Yes, working with approved structural consultants. Removing or altering a load-bearing element requires engineered drawings and authority approval. We will not remove a wall on assumption - that is how buildings get damaged.

What warranty applies?

Manufacturer warranties on supplied materials and equipment. Because every trade is ours, there is no argument about whose warranty applies.

Can you finish a renovation another contractor started?

Yes. We survey, document the existing condition, and quote to complete. Occasionally the honest answer is that redoing part of it costs less than correcting it, and we will tell you that plainly.
