Water damage compounds faster than any other building fault A plumbing problem rarely stays a plumbing problem in a UAE building. Water escaping into a wall or ceiling void meets gypsum, which absorbs it and loses structural integrity. It meets electrical containment, which creates a safety risk. In the warmth and humidity here, it produces microbial growth within days rather than weeks. A leak that would cost a few hundred dirhams to fix at week one becomes a ceiling replacement, a rewire and a mould remediation by month three.
There is a specific local factor too. Much of the UAE's mains water is desalinated and then re-mineralised, and combined with high ambient temperatures this drives scale deposition in heaters, valves and pipework, particularly on the hot side. Scale narrows bores, seizes valve mechanisms and reduces heater efficiency. It is a slow, invisible process that shows up as gradually falling pressure and shortened equipment life. We look for causes rather than symptoms, and we use non-destructive detection before opening anything.

What we get called for most
A damp patch on a wall or ceiling
Never ignore this. The visible mark is almost never above the actual leak - water travels along pipework, structure and voids before it emerges. Acoustic and thermal detection locates the source without opening five metres of ceiling.
Low water pressure
Could be a partially closed valve, a failing pump, scale restricting the pipe bore, a clogged filter, or a leak somewhere on the supply. If pressure has dropped gradually across the whole property, scale or pump wear is the usual answer. Sudden drops suggest a leak or a valve failure.
A blocked drain
Kitchen drains block with fat, which solidifies against pipe walls over months. Bathroom drains block with hair and soap residue. Repeated blockage in the same place means a defect - a fall that is too shallow, a damaged section, or root or debris ingress. We use a CCTV survey rather than clearing it a fourth time. A running or leaking toilet. Usually a failed flush valve or fill valve. Concealed cisterns need access panels, and it is remarkable how many Dubai bathrooms were built without one. We can form and finish an access panel properly as part of the repair.
No hot water or slow heating
Element failure, thermostat failure, or scale buildup insulating the element. Scale is the most common cause here and it also drives up electricity consumption before the heater fails. A pump that cycles constantly or runs dry. A pump cycling repeatedly usually indicates a failed pressure vessel, not a failed pump - a much cheaper fix, though it is often misdiagnosed. Running dry destroys seals quickly and points to a supply or float control problem.
Smells from drains
A dry or defective trap letting sewer gas back into the building, or a damaged soil stack. Not just unpleasant - worth resolving properly.
Preparing a property for a new tenant
Leak checks, tank cleaning, heater servicing, drain clearing and sanitary refresh in one visit. Far cheaper than the emergency call three weeks after handover.

How do I know if I have a hidden leak?
Common signs: an unexplained rise in your water bill, a damp or discoloured patch, paint bubbling or gypsum softening, a musty smell, reduced pressure, or the sound of running water when everything is off. If your water meter moves with all outlets closed, you have a leak.
Can you find a leak without breaking walls?
In most cases, yes. Acoustic detection, thermal imaging and pressure testing usually locate a leak to within a small area, so we open one section rather than exploring.
How often should a water tank be cleaned?
Every six months is the general recommendation, and many buildings and communities in Dubai require documented cleaning at set intervals. In practice, tanks in this climate accumulate sediment and biological growth quickly. We clean, sterilise and issue a certificate.
Why does my water pressure keep dropping?
Gradual, whole-property decline usually means scale restricting pipework or a pump losing performance. Sudden drops suggest a leak or valve failure. Pressure that drops only at certain outlets is usually a local blockage or a failed cartridge.
Do you handle emergencies at night?
Yes, 24 hours a day. For a burst pipe: isolate the supply at the main stopcock first, then call. Every minute of flow is more damage.
Can you replace a whole bathroom?
Yes - plumbing, tiling, waterproofing, electrical, ceiling and painting, all in-house as one contract with one warranty.
Do I need approval for plumbing changes?
Repairs and like-for-like replacement, no. Relocating soil stacks, altering drainage layouts or structural changes in an apartment usually require building management approval, and sometimes authority approval. We advise at survey.
What causes the scale in my heater and taps?
The mineral content of the water combined with high temperatures. It is normal here. A water softener or inline filtration reduces it substantially and extends the life of heaters, mixers and appliances.
