Epoxy Flooring for Warehouses, Car Parks and Industrial Floors

Epoxy floors last when the concrete underneath is prepared properly. Here is how coatings are chosen, applied and kept in service in demanding areas.

Bare concrete floors dust, stain and wear quickly under traffic and chemicals. An epoxy or similar protective coating seals the surface, makes it easier to clean and extends its life. But a coating is only as good as the surface it sits on, and most failures trace back to preparation.

Where coatings are used

•     Warehouses and logistics areas with forklifts and pallet traffic.

•     Production areas needing clean, sealed floors.

•     Car parks and ramps.

•     Plant rooms and workshops.

•     Showrooms, kitchens and other areas where appearance and hygiene both matter.

Why preparation decides the result

Concrete must be sound, clean and dry enough for the coating to bond. Oil, laitance, dust and loose material have to be removed, usually by mechanical preparation such as grinding. Cracks and damaged areas are repaired first. Moisture rising through the slab can push a coating off, so the slab should be checked before coating begins.

The coating layers

•     Primer to bond to the concrete and seal the surface.

•     Body coat to provide thickness and strength.

•     Top coat for finish, colour and wear resistance.

•     Anti-slip additives where wet or oily conditions are expected.

Choose the system for the use

Chemical exposure, traffic loads, temperature, hygiene needs and slip resistance all influence the choice. A showroom floor and a loading bay need different systems. Tell your contractor how the floor will really be used.

Joints and movement

Concrete moves. Existing joints must be respected and treated, not coated over, or the coating will crack along them.

Curing and downtime

Coatings need time to cure before they carry traffic or chemicals. Plan the work in phases so operations can continue elsewhere, as we describe in our guides to car park and external area refurbishment and industrial facility refurbishment.

Car parks need more than a coating

Car parks above occupied space also need sound waterproofing. A floor coating does not replace a failed membrane below it.

Keeping it in service

Regular cleaning, prompt repair of damage and inspection of joints extend the life of a floor coating considerably.
