Refurbishing an Industrial Facility: Coordinating Civil, MEP and Finishing Works Around Production

Industrial refurbishment means working around machines, shifts and strict safety rules. Here is how to combine civil, MEP and finishing works into one programme that respects production

An industrial facility cannot be treated like an office or a villa. There are machines to protect, production targets to meet and workers whose safety depends on the contractor's discipline. Refurbishment has to fit into this, not interrupt it.

What industrial refurbishment typically includes

•     Floor repair and resurfacing, including epoxy and protective coatings.

•     Drainage and trench repairs.

•     Electrical upgrades, including distribution boards and three-phase power.

•     Ventilation and air conditioning for offices, control rooms and process areas.

•     Partitions, ceilings and offices within or beside the production hall.

•     Painting and protective coatings on walls, steelwork and floors.

Plan around shutdown windows

Some work can only be done when equipment is stopped, such as isolating power or working directly beside machinery. Other work can run alongside production if zones are properly separated. Splitting the two early in planning lets the shutdown window be used for the work that genuinely needs it. Our guide to planned shutdown maintenance goes deeper on this.

Safety is the first deliverable

Permits to work, isolation procedures, risk assessments and site inductions are not paperwork for its own sake. Spanex works under ISO 45001 occupational health and safety management, and documented risk assessments and toolbox talks are part of how industrial jobs are run.

Control dust, noise and contamination

In food, pharmaceutical or electronics environments, dust and debris are a quality risk, not just a nuisance. Containment barriers, dust extraction and clean handovers protect the product as well as the people.

One programme, one point of contact

Civil repairs, MEP and finishes depend on each other. Flooring cannot be coated until drainage is fixed, and electrical routes must be in before walls are closed. One contractor managing the sequence removes the daily negotiation between trades.
