Refurbishing a Car Park or External Area Without Shutting the Facility Down

Car parks and external areas cannot simply close for weeks. Phasing, drainage and clear communication keep a refurbishment from disrupting tenants and visitors.

A car park or external area is one of the hardest places to refurbish, because people still need to use it. Tenants need parking, deliveries still arrive and emergency access cannot be blocked. A refurbishment that ignores this turns into complaints within the first week.

Start with the drainage and the base

Cracked paving, ponding water and loose kerbs are symptoms. They usually trace back to blocked gullies, poor falls or a failed base. Fixing the surface without fixing the cause means repeating the job. A proper survey checks levels, drainage points and the condition of the base before any paving is touched.

Phase the work in zones

Dividing the area into zones lets part of the facility stay in use while another is worked on. Each zone is closed, repaired, cured and reopened before the next one starts. It looks slower on paper than closing everything, but it keeps the property operating.

Plan around the building's rhythm

•     Schedule noisy or dusty works outside peak occupancy, including evenings and weekends where the building allows.

•     Keep emergency routes, accessible bays and delivery access clear at all times.

•     Use clear barriers, signage and a named contact so tenants know what is closed and when it reopens.

•     Agree working hours and material delivery times with building management in advance.

Related works that are best done together

While a car park is open, it is the right time to deal with everything around it: lighting and cabling, kerbs and edge restraints, and waterproofing where the car park sits above occupied space such as a podium deck. Doing these separately means opening the same area twice.

Document the job

Photographs of existing conditions before starting, level checks during the work and a snag list at the end protect both the owner and the contractor if questions come up later.
