Water Tanks: Construction, Waterproofing and Maintenance Considerations

A water tank is easy to forget until it leaks, contaminates or fails. Here is what proper construction, waterproofing and routine care involve.

Water storage is part of most villas, residential buildings and industrial sites. Underground, ground-level or roof tanks all do the same job, and all of them cause problems when ignored: leaks, losses, contamination and corroded fittings.

Construction

A concrete tank must be built to hold water without cracking, with the right reinforcement, jointing and a base that will not settle. A tank that moves will leak, however well it was sealed.

Waterproofing

Tanks need the right waterproofing system on the inside and sometimes the outside. Materials used inside a tank that stores drinking water must be suitable for contact with drinking water. External waterproofing on buried tanks protects against groundwater and, if the tank is below a structure, protects the building as well.

Pipework and fittings

•     Inlets, outlets and overflows sized for the flow.

•     Float valves and level controls that work reliably.

•     Vents and covers that keep out insects and debris.

•     Pumps and isolation valves that are accessible for service.

Signs of a problem

•     Water bills that rise without a change in use.

•     Damp patches or staining near the tank.

•     Water that tastes or smells wrong, or looks discoloured.

•     A pump that cycles more than it should.

Routine care

Tanks should be inspected and cleaned at regular intervals, with the frequency depending on the use and the rules that apply to the building. Cleaning and disinfection protect water quality, and inspection catches leaks and corrosion early. Our guide to plumbing issues that keep returning is a useful companion.

Repairing a leaking tank

A leaking tank is emptied, cleaned and inspected so the source of the leak can be found. Cracks are repaired and the waterproofing system is restored, then the tank is tested before it is returned to service.
