Spalling Concrete and Rusting Reinforcement: What They Mean and How Repairs Should Be Approached
Rust stains and falling concrete are not cosmetic. They show the steel inside is corroding. Here is how the problem develops and how a proper repair should be approached.
Concrete looks
permanent, but it protects the steel reinforcement inside it only as long as it
stays sound and sealed. In a hot, humid, coastal climate, that protection can
fail faster than owners expect.
How
the damage develops
Moisture and
salts reach the steel, which begins to corrode. Rust takes up more space than
the original steel, so it pushes the surrounding concrete outward. The concrete
cracks, then pieces break away. This is called spalling. Once it starts, the
process speeds up, because the exposed steel corrodes even faster.
Signs
to look for
•
Rust-coloured stains running down
from cracks.
•
Cracks that follow the line of the
reinforcement.
•
Concrete that sounds hollow when
tapped.
•
Pieces of concrete falling away,
with bars visible.
•
Balconies, parking structures and
ceilings below wet areas are common locations.
Why
a cosmetic patch fails
Filling and
painting over the damage covers the symptom but leaves the corrosion running
underneath. The patch cracks again, and the problem continues to grow while
looking fixed from outside.
How
a proper repair is approached
A qualified
engineer should assess the extent of the damage and whether the steel has lost
enough section to affect strength. The repair is then carried out to the
engineer's specification. In general terms it involves removing damaged and
loose concrete, cleaning or replacing corroded steel, applying protective
treatment, rebuilding with suitable repair mortar and sealing the surface
against further moisture.
Prevention
Good drainage,
sound waterproofing, protective coatings and regular
inspection of balconies, car parks and external structures slow the process
dramatically. Catching it early costs a fraction of repairing it after major
spalling.
Safety
Falling
concrete is a hazard to people below. Cordon off affected areas until they have
been assessed and made safe.
