Renovating an Apartment in a Dubai Tower: Building Rules, Approvals and Neighbour-Friendly Working
Apartment renovations follow the building's rules as much as your own plans. Approvals, working hours and common-area protection decide how smoothly they run.
Renovating an
apartment is different from renovating a villa because you share the building.
Every decision, from when you can drill to how materials reach your floor, is
shaped by building management and the people living around you.
Get
written permission first
Building
management or the owners association will normally require a no objection
certificate and the submission of plans before any work starts. Many also
require a refundable deposit, proof of contractor insurance and registration of
the workers on site. Start this early, because approvals can take time.
Know
what you cannot change
Structural
walls, balcony and facade appearance, outdoor AC unit positions and the layout
of wet areas are often restricted. Check the rules before designing, not after.
Working
hours and noise
Buildings set
limits on noisy work, usually daytime on working days. Plan your programme
around them, and tell neighbours in advance. A short notice with dates and a
contact number prevents most complaints.
Lifts,
corridors and waste
Service lift
bookings, floor and wall protection in common areas and rules on rubble and
waste removal all need to be agreed. Damage to common areas is charged to the
owner, so protection is cheaper than repair.
Utilities
and shutoffs
Water or
electricity shutoffs affecting other units must be coordinated with building
management. Isolating your own supply is straightforward, but isolating a riser
is not.
Choose
a contractor the building will accept
Management
tends to prefer contractors who are licensed, insured and familiar with the
process. Spanex holds the relevant licences and carries third-party liability
and workmen's compensation insurance, and sends certificates to building
management before attending.
