Post-Construction Cleaning: Preparing a Building for Handover

Construction dust gets into everything. Here is how post-construction cleaning works, when it should happen and what to check before accepting a space.

At the end of a build, fit-out or renovation, a space can look finished and still be full of dust, cement residue, paint splashes and packaging. Post-construction cleaning is the step that turns a completed site into a place people can actually use.

How it differs from ordinary cleaning

Construction dust is fine, abrasive and sticks to surfaces. It lands in ducts, fittings, window tracks and joinery. Residues from cement, grout, adhesives and paint need the right methods, or they scratch and stain the finishes you have just paid for.

The usual stages

•     Rough clean: remove debris, packaging, offcuts and heavy dust once the main works are complete.

•     Detailed clean: surfaces, fittings, joinery, glass, tiles and sanitary ware, including removal of protective films, stickers and residues.

•     Final clean: a last pass after snagging repairs are done, so dust from repair work is not left behind.

Get the timing right

Clean after the dusty trades have finished, painters included, but plan the final clean after snagging. Cleaning too early means doing it twice. Our snagging checklist shows where defects tend to hide.

Do not forget the air conditioning

Dust drawn into air conditioning units and ductwork during construction will circulate once the system runs. Filters should be cleaned or replaced, and ducts inspected, before occupation. See our guide to AC ducts and indoor air quality.

Areas that need special attention

•     Window and door tracks, where dust collects.

•     Tiles and grout lines, which hold cement residue.

•     Stone and timber, which need gentle, suitable products.

•     Kitchens and bathrooms, where hygiene matters most.

•     External areas, balconies and facades.

What to check before you accept the clean

•     Look at surfaces in side light for streaks and residue.

•     Check inside cupboards, drawers and fittings.

•     Inspect window tracks, vents and light fittings.

•     Confirm protective films and labels have been removed.

Plan it into the project

Cleaning is easiest when it is part of the programme and the quotation from the start. Our office fit-out guide shows where it sits in a typical project.
