Pavement and Walkway Safety in Compounds and Communities: Trip Hazards, Settlement and Repair Priorities

Lifted blocks and uneven walkways are accidents waiting to happen. Here is how property managers can inspect, prioritise and repair paving before someone is hurt.

In a compound or community, thousands of people walk the same paths every week. A lifted block, a sunken trench line or a broken kerb is a trip hazard, and when it causes a fall, the question becomes who knew and when.

What causes paving to become unsafe

•     Settlement of the base beneath the paving.

•     Tree roots lifting blocks.

•     Water washing out bedding sand.

•     Vehicles crossing paving not designed for them.

•     Utility trenches reinstated poorly.

A simple inspection routine

Walk the main routes regularly, such as entrances, links between buildings, bus stops and car park access. Look for height differences between neighbouring blocks, open joints, cracked or missing pieces and standing water. Photograph and log what you find, with location and date.

Prioritise by risk

Not every defect is equally urgent. Focus first on the high-traffic routes, the places used by elderly residents and children, and any change in level large enough to catch a foot. Mark or barrier serious hazards immediately and repair them as soon as possible.

Temporary measures

Cones, barriers and warning signs reduce risk while repairs are arranged, but they are not a repair. A hazard that stays marked for months suggests a problem that is not being solved.

Repair or relay

Isolated lifted blocks can be reset on new bedding. Where an area keeps settling, the base under it has failed and needs to be rebuilt. Repeated resets of the same patch are a sign of this.

Keep records

A log of inspections and repairs shows that the property is being managed responsibly, and helps plan budgets. Planned maintenance under an annual maintenance contract can include external works so these jobs are not left until someone complains.
