Kitchen Renovation in Dubai: Planning the Layout, Services and Finishes in the Right Order

A kitchen renovation goes wrong when the order is wrong. Services, waterproofing, tiling and joinery each depend on the step before. Here is the sequence that works.

A new kitchen is one of the most rewarding renovations and one of the easiest to get wrong. The kitchen has more trades packed into a small space than almost any other room, and each one depends on the trade before it finishing correctly.

Decide the layout around the services

The positions of the sink, hob, extraction and fridge are driven by plumbing, power and ventilation routes. Moving them is the expensive part of a renovation, so settle the layout first and let the cabinets follow.

Electrical load

Modern kitchens carry more appliances than the original wiring was designed for. Ovens, hobs, dishwashers and fridges generally need their own circuits. Check the distribution board capacity before ordering appliances.

Plumbing and drainage

Relocating a sink means new supply and drain routes with correct falls. Pipework should be pressure tested before it is covered, because finding a leak behind new tiles is a repeat of the whole job.

Waterproofing and wall preparation

Areas around the sink and any wet zones need proper waterproofing, and walls need to be flat and dry before tiling begins.

The sequence that works

•     Strip out and make safe.

•     Chase walls and floors, then first fix electrical and plumbing.

•     Waterproof, then complete gypsum and ceiling works.

•     Lay floor and wall tiles.

•     Measure and install cabinets, then template and fit worktops.

•     Second fix electrical and plumbing, paint touch ups and deep clean.

Joinery timing

Custom cabinetry has lead times, so order early. But take final measurements after tiling and wall finishing, not from the drawings, so everything fits.

Ventilation

Decide the extraction route before walls and ceilings are closed. A cooker hood with nowhere to vent is a design flaw that is hard to fix later.
