Comprehensive vs Non-Comprehensive AMC in Dubai

Comprehensive and non-comprehensive AMCs differ mainly in who pays for spare parts. Here is how to choose the right one for your building.

The short answer: a comprehensive AMC generally covers labour and spare parts for the equipment listed in the contract. A non-comprehensive AMC generally covers scheduled servicing and labour, with spare parts and major repairs charged separately. Definitions vary from contract to contract, so the exclusions list matters more than the label.

What a non-comprehensive AMC usually covers

•     Scheduled preventive maintenance visits.

•     Labour for inspection, servicing and breakdown attendance.

•     Service reports after each visit.

•     Parts, materials and major repairs quoted and charged separately as needed.

What a comprehensive AMC usually covers

Everything above, plus the cost of listed spare parts and repairs to the covered equipment. Comprehensive contracts almost always carry exclusions, commonly for misuse, vandalism, damage from outside events, equipment not on the asset list and full replacement of major equipment.

Which one suits which building

•     Newer buildings with equipment under warranty often do well with a non-comprehensive contract, since few parts will be needed early on.

•     Older equipment, or owners who want fixed annual costs and no surprise invoices, often prefer comprehensive cover.

•     Many owners mix the two, using comprehensive cover for critical or older systems and non-comprehensive cover for the rest.

Questions that matter more than the label

•     Which assets exactly are covered, and is there a written asset list?

•     What counts as a consumable, and who pays for it?

•     Is there a cap on the cost of any single repair, or on the total per year?

•     How are major components, such as compressors or pumps, treated?

•     Who approves parts costs, and how quickly?

•     Is the response time for emergencies written into the contract?

Judge total cost, not the contract fee

A comprehensive fee prices in the risk of parts. A non-comprehensive fee looks lower but leaves repair costs variable. Compare what you would expect to pay across a full year, including likely repairs, rather than the headline fee alone. Our post on the real cost of reactive maintenance versus an AMC shows why planned cover usually costs less over time.

How Spanex approaches it
