Why Tiles Lift, Crack and Sound Hollow, and How to Prevent It

Most tile failures are decided before the first tile is laid. Surface preparation, adhesive coverage and movement joints matter more than the tile itself.

A tile that lifts, cracks or sounds hollow when you tap it has usually failed for reasons that were built in at installation. The tile itself is rarely the problem.

Common causes of tile failure

•     Poor substrate preparation. A floor that is uneven, dusty or not fully cured will not hold adhesive properly.

•     Inadequate adhesive coverage. Spots of adhesive leave voids under the tile. Those voids are where cracking starts under load.

•     No movement joints. Tiling expands and contracts with temperature. Without joints to absorb this, tiles lift or crack, especially on terraces and in direct sun.

•     Wrong adhesive for the tile or location. Large-format porcelain, natural stone and external tiling each need an appropriate adhesive.

•     No waterproofing in wet areas. Water that gets under tiles in bathrooms or kitchens weakens the bond and damages the structure below.

•     Tiles walked on or grouted too early. Adhesive needs time to cure before it carries load.

Large-format tiles need extra care

Big tiles show every flaw in the surface beneath them. They need a flatter substrate, full adhesive coverage and careful levelling. A contractor who treats them like small tiles will leave lippage and hollow spots.

What good tiling practice looks like

•     Check the substrate for flatness, cleanliness and cure before starting.

•     Use the right adhesive and spread it with a notched trowel, back-buttering large tiles where needed.

•     Lift a tile occasionally during laying to check the adhesive coverage.

•     Include movement joints and perimeter gaps as the layout requires.

•     Waterproof wet areas before tiling, not after problems appear.

•     Respect curing times before grouting and allowing traffic.

Repair or relay

A few isolated hollow tiles can often be lifted and refixed. Hollow sounds across a wide area usually point to substrate or coverage problems that call for relaying the affected zone.
