Preventive Maintenance Schedule for Residential Buildings in Dubai

A planned preventive maintenance schedule stops small faults becoming costly breakdowns. Here is an indicative schedule by system and frequency

Planned preventive maintenance, often called PPM, means servicing systems on a schedule before they fail. In Dubai's climate, where AC runs for much of the year and dust and humidity are constant, it is the most reliable way to cut emergency call-outs. The schedule below is indicative. Adjust it for manufacturer guidance, equipment age, usage and any rules that apply to your building.

Monthly

•     Walk through common areas, plant rooms and external areas to log defects.

•     Check and clean AC filters in common areas and fan coil units.

•     Check pumps for correct running, noise and leaks.

•     Test emergency and exit lighting and replace failed lamps.

•     Inspect gullies, floor drains and external drainage for blockages.

Quarterly

•     Clean AC coils during the hot season and flush condensate lines, as set out in our guide on why AC units fail every summer.

•     Inspect distribution boards visually and check connections where safe to do so.

•     Check isolation valves, taps, float valves and sanitary fittings in common areas.

•     Inspect roof drains, parapets and terraces.

Six-monthly

•     Inspect and clean water tanks, in line with the rules that apply to your building.

•     Service pumps and check controls and fittings.

•     Inspect external paving, kerbs and boundary walls.

Annually

•     Thermal scan of distribution boards and electrical testing, as discussed in our post on DB board thermal scanning.

•     Inspect roof and terrace waterproofing.

•     Inspect ductwork and air quality.

•     Review external painting and plaster condition.

•     Review the asset register and plan for replacements.

Before the rainy season

Clear roof drains and external drainage, and check waterproofing and wall bases, using our pre-rain inspection checklist.

What sits outside this schedule

Systems that are regulated or specialised, such as fire protection and lifts, are usually maintained under separate specialist contracts with their own required frequencies.

Make it a contract, not a hope

A schedule only works if it is written into an AMC with visits calendared, completed work reported and gaps followed up.
