How to Compare AMC Quotations in Dubai Beyond the Lowest Price

Two AMC quotes can look alike and deliver very differently. Here is how to compare scope, response, staffing and risk before you choose.

When AMC quotations arrive, the temptation is to compare the totals. But two quotes at similar prices can differ enormously in what they include, who does the work and how fast they respond. A structured comparison protects you from choosing on price alone.

Step 1: Put the quotes on the same scope

Ask every bidder to price the same asset list, visit frequency and response requirements. Without a common scope, you are comparing different services.

Step 2: Compare what is included and excluded

Read exclusions carefully. Parts, consumables, out-of-hours work and specific equipment types are common places where one quote includes something another leaves out.

Step 3: Ask who actually does the work

Directly employed teams answer to the contractor. Subcontracted work can mean different people each time and unclear responsibility. Ask which trades are in-house.

Step 4: Check the response commitments

Look for written response times by category, with clear definitions. A promise of fast response is not the same as a contracted one.

Step 5: Verify licences, insurance and standards

•     Valid trade licences and relevant approvals.

•     Workmen's compensation and third-party liability insurance.

•     Management system certifications and how they show up on site.

Step 6: Ask about staffing and supervision

How many technicians will cover your building, who supervises and how are absences covered?

Step 7: Request references from similar buildings

A contractor experienced with buildings like yours will know the typical problems. Ask to speak to existing clients.

Step 8: Review reporting and records

Ask for a sample service report. Good records protect you in disputes, as we explain in our post on maintenance records.

Step 9: Read the contract terms

Check term, renewal, termination, how variations are handled and whether performance is measured.

A simple scoring approach

Score each bidder on scope, response, staffing, compliance, references, reporting and price, weighting them by what matters most to you. Price should be one factor among several. For more on choosing a contractor, see our six questions to ask before hiring.
