Gym, Salon and Spa Fit-Out: Wet Areas, Ventilation and Power Planning

Not every gypsum partition is the same. Fire-rated and acoustic walls only work when built as complete systems. Here is when you need them and what to avoid

Gyms, salons, spas and wellness studios look like simple interior projects. In practice they combine wet areas, heavy ventilation, high electrical loads and acoustic challenges in a single unit. Projects that treat them like standard retail often face problems after opening.

Gyms

•     Cooling and fresh air: people exercising generate heat and humidity, so cooling and ventilation loads are far higher than in an office of the same size.

•     Flooring: the surface must handle impact, weights and cleaning, and sit on a properly prepared slab.

•     Power: treadmills and other equipment need adequate circuits and outlets in the right places.

•     Sound and vibration: dropped weights and music travel through structure. Plan acoustic separation from neighbours.

•     Changing rooms and showers: these are wet areas and need proper waterproofing.

Salons

•     Plumbing: shampoo stations need hot water, correct drainage and ways to catch hair and product before it blocks the pipework.

•     Electrical: dryers, straighteners and heaters draw significant current, often at the same time.

•     Ventilation: chemical products and fumes need extraction and fresh air.

•     Finishes: surfaces must tolerate stains and frequent cleaning.

Spas and wellness centres

•     Humidity control: steam, saunas and treatment rooms create moisture that can damage ceilings, joinery and the structure if not managed. See our post on indoor air quality and ducts.

•     Waterproofing: wet rooms need a continuous system, tested before tiling, as explained in our bathroom waterproofing guide.

•     Hot water capacity: peak demand is often higher than the building was designed to supply.

•     Slip resistance and drainage: floors need the right grip and falls to drains.

Check the building before you commit to the lease

Ask the landlord about available electrical capacity, water supply, drainage connections and ventilation routes. A unit that cannot support the equipment will cost more to adapt than it saved in rent.

Approvals

Landlord approval and relevant authority approvals will usually be needed, as well as fire and life safety clearance. As with any commercial space, our guide to restaurant fit-out explains how approvals shape the programme.
