External Drainage Around Villas and Compounds: Gullies, Manholes and Why Water Ponds

Ponding water around a building is a drainage problem, not a surface one. Here is how external drainage works, why it fails and how it should be diagnosed.

Rain is rare in Dubai, but when it comes it is heavy. That is when external drainage is tested, and when many properties discover that water has nowhere to go. Water that stands near a building damages paving, softens ground and finds its way into walls and floors.

What external drainage includes

•     Gullies and channel drains that collect surface water.

•     Pipework that carries it away.

•     Manholes and inspection chambers that give access for cleaning.

•     A soakaway, or a connection to an approved drainage route, at the end.

Why water ponds

•     Gullies and channels blocked with sand, silt and leaves.

•     Paving that has settled, reversing the intended falls.

•     Pipes that are undersized, broken or collapsed.

•     Roots entering pipework.

•     Outlets that connect to nothing.

Diagnosing the problem

Start with a visual check of the gullies and chambers, then run water through the system to see where it backs up or disappears. Levels along the surface show whether falls are still correct. Guessing at the cause usually leads to repeated clearing instead of a fix.

Fixing it properly

Blockages are cleared, but the cause is addressed too. Damaged pipes are repaired or replaced, falls are restored by relaying settled paving and undersized sections are upgraded. Any connection to a wider drainage network must be made through the correct approval route.

Maintenance that prevents it

Clean gullies and chambers before the winter rains, and again if there has been a sandstorm. Planned maintenance costs a fraction of repairing the damage water does when drains are blocked. See also our waterproofing guidance, since drainage and waterproofing protect the same building.
