Clinic Fit-Out in Dubai: Layout, Approvals and Infection Control

A clinic fit-out must satisfy patients, regulators and infection control at once. Here is how layout, finishes, services and approvals fit together.

A clinic is not an office with a reception desk. The space has to support clinical work, protect patients from infection and satisfy the health authority before it can open. Decisions made in the first design meeting decide how smooth the rest of the project will be.

Start with the licence and the services you will offer

The type of facility and the procedures planned determine the layout, the rooms needed and the standards that apply. Confirm these with your licensing and design consultants before the fit-out budget is fixed, because a change in clinical scope later can mean redesigning rooms and services.

Design the layout around patient and staff flow

•     Separate clean and dirty routes wherever the work requires it.

•     Position handwash basins where staff need them, not where space is left over.

•     Give treatment rooms the privacy and sound separation patients expect.

•     Plan storage, waste handling and sterile or clean utility areas early.

Choose finishes that can be cleaned and kept clean

Floors should be seamless or tightly sealed, with coved skirting where appropriate, so there are no joints to trap dirt. Walls need durable, wipeable surfaces. Ceilings, joints and corners should avoid gaps that collect dust. Good finishes reduce infection risk and make daily cleaning realistic.

Coordinate the building services

•     Air conditioning and ventilation: air changes and pressure relationships can matter in treatment and procedure rooms.

•     Electrical: dedicated circuits and backup power for equipment that cannot lose power.

•     Plumbing and drainage: supply and waste for sinks, sterilisation areas and any specialist equipment.

•     ELV: data, nurse call, security and access control, as covered in our guide to planning ELV systems.

Approvals

Healthcare facilities typically need design and facility approval from the relevant health authority, fire and life safety approval from Civil Defence and the landlord's own fit-out approval. Drawings should be prepared with all three in mind, because a rejection at any stage resets the programme.

Work around live clinics

If part of a clinic stays open, dust, noise and vibration must be contained, as set out in our post on infection-control-aware contractors.

Test and document before handover

Systems should be tested and recorded, and the space cleaned to the standard needed before inspection. Complete documentation helps the inspection go smoothly.
