Boundary Walls, Gates and Fences: Getting Foundations, Drainage and Finishes Right

A boundary wall is a structure, not a decoration. Foundations, joints, drainage and finishes decide whether it stays straight and clean for years or starts to crack and lean.

Boundary walls get less thought than almost any other part of a property, which is why so many develop cracks, lean or stain within a few years. A wall faces wind, sun, moisture and sometimes impact, and has to be built accordingly.

Foundations come first

The footing must suit the ground and the height and length of the wall. Shallow or poorly compacted foundations lead to settlement, which shows up as stepped cracks and leaning sections.

Block work and reinforcement

Walls need proper reinforcement at the right spacing, with posts or columns at intervals, and block work laid with full mortar joints. Cutting corners here is invisible at handover and expensive to correct later.

Movement joints

Long walls expand and contract in Dubai's temperature range. Control joints at planned intervals let the wall move without cracking at random points.

Drainage behind and below

Water that collects at the base of a wall softens the ground and can undermine the foundation. Ground levels and drainage should direct water away, and walls retaining soil on one side need drainage provision to prevent pressure from building up.

Finishes that last

Capping on top sheds rain and keeps moisture out of the wall. Plaster should be applied in appropriate coats, and exterior-grade paint chosen for UV exposure. Our guide to wall finish failures explains what to look for.

Gates and services

Gate piers must be built to carry the weight of the gate, and automatic gates need power and control cabling planned before the wall is plastered, along with any lighting or intercom.

Check community rules

Many communities limit wall height, colour and design. Confirm these before building, because a wall that has to be altered after completion costs far more than getting it right the first time.
